Winter is upon us and snow will soon pile up in the resort town and Aspen’s neighbor, Snowmass Village, Colorado. What doesn’t stack in Snowmass? Inventory.
The small ski town’s popularity exploded during the pandemic, with realtors like Slifer Smith & Frampton Real Estate nearly doubling the number of sales in Snowmass Village from 2019 to 2021, according to their third-quarter 2022 market report.
In response, developers such as East West Partners are giving the green light to several large luxury projects, some of which are already under construction and on the market.
However, many of these new luxury developments are selling out quickly and at high prices, says Rod Woelfle of Slifer Smith & Frampton, proving that the appetite for new construction in Snowmass Village is still strong and outstripping supply.
“Inventory is definitely low and has been for some time. If you look at the history of our projects, they’ve proven to be extremely successful – projects like One Snowmass, One Snowmass Residence Club and Electric Pass Lodge are all selling out quickly.”

Tucked away on the hillside above Viceroy Snowmass, the 21 luxury residences that make up Aura Snowmass are some of the most exclusive and expensive in Snowmass Base Village.
Planned as walk-through apartments with direct, private elevator access, the building will not have any common corridors on the living levels. Spacious four and five bedroom flexible floor plans will capture the appearance of a single family home but with the comforts and conveniences of a residential building.
These onsite amenities include access to the Grotto Spa pool, fitness center and Aura Lounge. The services reflect those you will find when staying at the resort, such as:
Aura’s solid wood construction, designed with sustainability as a guiding principle, will be all-electric and powered entirely by renewable resources. In addition to being environmentally conscious, the building’s biophilic design also aims to enhance occupant well-being by emphasizing fresh air, natural light and stunning views with large operable windows, a continuous airflow system and sizeable terraces.
The construction work is scheduled to be completed in the summer of 2024. Prices start at $7,950,000.
Cirque X Viceroy
Construction has begun on Cirque Residences X Viceroy, the highly anticipated sequel to the original Viceroy Residences. The brand new luxury tower will sit on the hillside at the northeast corner of Snowmass Base Village and will include 48 high-end residences for sale.
With two- and three-bedroom floor plans, the fully furnished residences will range in size from 1,272 to 2,070 square feet.
With the connection to Viceroy Snowmass, residents of Cirque X Viceroy can access all of the hotel’s amenities and services, says Sude Hyde of developers East West Partners. “You get a home in a hotel. Not only do you get the amazing amenities and services, but you get all of the conviviality and fun atmosphere that has drawn so many travelers from around the world to the Viceroy.”
The Viceroy Snowmass, the only four-star hotel in Base Village, is home to several luxury features, including three on-site restaurants, a full-service spa and fitness center, all of which will be available to Cirque X Viceroy residents.
Electric Pass Lodge
Thanks to a combination of rooftop solar panels and external renewable energy sources such as wind turbines, the sold-out collection of ski-in, ski-out residences, Electric Pass Lodge, was designed to run entirely on renewable energy.
In addition, to maximize energy efficiency, the building envelope incorporates state-of-the-art insulation, triple-glazed windows and phase change materials that store heat or cold for later use.
Inspired by contemporary Scandinavian designs, the residences will incorporate natural wood features, elegant fireplaces and open-floor concepts. The condos will also feature operable windows and large sliding glass doors.
Like many developments in Snowmass before it, the residences at Electric Pass Lodge have all been let ahead of expected completion in Spring 2023.
